Ranking for accommodation · SEO + AI

An SEO agency for hotels, rural guesthouses and tourism

When someone is planning a getaway, today they search in two ways: on Google they type “rural guesthouse with a pool near…” and, increasingly, they ask an AI like ChatGPT, Gemini or Perplexity where to stay. Our monthly work makes it MORE LIKELY that your place shows up in both answers, so you capture more direct bookings and rely a little less on Booking and the portals. We build your website for free and we stay to rank it, season after season. We don't promise bookings or occupancy: we sell the work, and you see it every month.

Why does an accommodation need to rank on Google AND in AI (ChatGPT, Gemini)?

Most hotels, rural guesthouses and holiday apartments live off the portals: they bring travellers, yes, but every booking that comes in through them carries a commission and the customer isn't really yours. The way to balance that out is to win the direct booking: the one that comes in through your own website. And for that to happen, people first have to find you.

That's where the big shift is. A lot of people, before booking, discover your place on a portal and then search the name on Google to book cheaper and without a middleman. Others go straight to an AI and ask “where can I stay in the mountains with a dog for a weekend?” and get three or four names back. If your business doesn't appear at those two doors, that direct booking goes back to the portal or to your competitor.

That's why we work on both fronts. SEO is the usual work for Google and its map. GEO is the new work to get the AIs to consider you when someone asks them for an accommodation recommendation. They share much of the same engine —a fast website, a well-kept listing, genuine reviews, tidy data— and we explain it in depth in ranking on Google and in AI.

What does ranking change versus relying on Booking alone?

We're not against the portals: they offer international reach and they work for many places. What we're saying is that having your own direct booking channel, well ranked, is a base that's worth controlling. The difference is clearer in a table:

Relying on the portal aloneYour website ranked (Zenith)
Cost per bookingCommission on every booking, whether occupancy goes up or downNo commission per booking: it comes straight into your system
Whose customer it isThe portal's: their data and their next search live thereYours: the contact comes into your own channel
Where you appear on GoogleMixed into the portal's listing, not your brandYour website and your listing, with your name and your photos
And in AIWhatever the portal says about you, if it says anythingYour extractable information so the AI can cite you
SeasonalityThe portal decides when to push youWe prepare each season before it arrives

The big thing in common with any honest ranking work: on Google and in AI you don't pay to appear. You earn it by doing the work well, month by month. Anyone who promises you “I'll put you first in August” or “I guarantee the AI recommends your hotel” is selling you something they can't deliver.

What exactly do we do every month for your accommodation?

This is what the monthly fee covers: concrete, repeated and measured work, not “maintenance” in the abstract. Every task is designed to help you get found better on Google and in AI and to make the direct booking easier.

  1. The accommodation's Google listing. The right category, description, reception hours, amenities (pool, parking, pet-friendly) and photos. It's the piece that moves the Google map and AI recommendations the most. We cover it in local SEO on Google Maps.
  2. Structured data (schema). We tag your website with invisible code that tells Google and AI what you are —type of accommodation, area, amenities, guide prices— so they don't have to guess.
  3. Season-by-season extractable content. We organise your information (rooms, surroundings, what to do nearby, frequently asked questions) so an AI can copy the right answer straight from your website. If it's clear to a person, it's clear to the machine.
  4. Bing indexing. ChatGPT draws heavily on Microsoft's search engine, so we make sure you're properly listed there, not just on Google.
  5. Genuine reviews. We set you up with a simple system so happy guests leave authentic reviews on a steady basis, and we reply to them. Never fake or bought: the law forbids it and AI detects it.
  6. Multilingual where it makes sense. If you get international travellers, we also work on ranking in the languages that matter to you, so visitors from abroad can find you and book with confidence.
  7. Seasonal calendar. We get the website ready for each season before it arrives (beach summer, mushroom-foraging autumn, long weekends, weddings and events), because people search weeks ahead of travelling.
  8. Monthly report: the Mirror Report. Every month we show you what we did, where you appear on Google today and what happens when we ask the AI where to stay in your area. You pay for the work you can see, not for a promise.

Seasonality: ranking before the season arrives

Tourism runs in seasons, and your visibility should run ahead of them, not behind. When someone searches “where to stay in August in…” or “rural getaway for the December long weekend”, they do it weeks before travelling. If your website and your listing only rank once you're already in high season, you arrive late to the decision.

That's why the support works the calendar: we adjust content and listing to what the traveller is searching for in each period, reinforce what matters most each season and keep your data up to date. An accommodation website isn't something you do once and forget: it breathes with the year. And that ongoing work is exactly what stands out against a static website that only exists on a portal.

More than 35 % of internet users in Spain already regularly use an AI chatbot; ChatGPT specifically is used by 30.6 %. Those people also ask AI where to stay on their next getaway.

That figure is the context, not a promise. The honest way to put it: more and more travellers choose accommodation by asking an AI, and almost no small hotel or rural guesthouse has done anything to appear there. That window —being early where almost no one is yet— is what we work on with you every month.

What does the support include and how much does it cost?

Here's what sets us apart: building your website is free. You pay nothing to create it; we do it upfront. What you pay is a tailored monthly fee for the support, which already includes the domain, the SSL and everything technical —it's not billed separately— on top of the ongoing SEO and GEO work.

That fee has an honest minimum of a few months (around three), because ranking is gradual and it makes no sense to measure it in two weeks. Depending on the case, the first months may be paid upfront; we tell you plainly before we start, no small print. You'll find the price detail on our pricing page, and the website with a booking engine is explained in websites for hotels and rural guesthouses with bookings.

And what will you never hear us say?

For honesty's sake, we put it in writing, because almost no one in the sector does:

  • We don't promise to fill your rooms or a number of bookings. Occupancy depends on your area, your prices, the season and a thousand things we don't control.
  • We don't guarantee ranking first on Google or that AI will cite you. We do the work that makes it more likely, not miracles.
  • We don't sell “pay per result” or “you only pay if it works”: that would be dishonest, because the result depends on many things beyond us.

What we do give you is the work: your own website, fast and with direct bookings that are yours, plus the monthly support of ranking on Google and in AI, showing you every month what we've done. The audit we start with is a snapshot of where things stand for your accommodation on Google and in AI, not a promise of where you'll be. That's our bet: we put our hours in upfront, for free, before you pay anything.

Frequently asked questions

What hoteliers ask us

Do you guarantee my hotel will fill up or that bookings will go up?
No, and be wary of anyone who promises you that. Occupancy depends on the season, the area, your prices and plenty of things beyond a website. We do the work that makes it more likely —an optimised listing, extractable data, genuine reviews, season-by-season content— and we show it to you every month in the Mirror Report. We sell the work, never the result.
Does this work for a small rural guesthouse or only for big hotels?
It works just the same for rural guesthouses, holiday apartments, hostels and accommodation with character. In fact, that's where it shows the most: a small place that shows up well on Google and in AI competes on equal terms with much larger chains, without paying commission on every booking.
How long does ranking take to show?
Ranking is gradual. The honest thing is to talk about a horizon of three to six months before you start to see movement, which is why the support has a minimum of around three months. In two weeks nothing serious can be measured; anyone selling instant results is exaggerating.
Do I have to leave Booking or Airbnb to work on SEO?
You don't have to choose. The sensible approach is usually to have your own direct booking channel, well ranked, as your base, and to use the portals, if you want, as an add-on to gain reach and fill low-season gaps. Ranking your own website means more people end up booking with you directly.
Do you work on ranking in several languages?
Yes, when it makes sense. If you get international travellers, we also work on ranking in the languages that matter to you so visitors from abroad can find you and book with confidence. We size it to your business: we don't add languages by default if most of your guests are domestic.
The price? Do I have to pay upfront?
Building your website is free: you don't pay for the build. What you pay is a tailored monthly fee for the support, which already includes the domain, the SSL and everything technical. It has an honest minimum of a few months and, depending on the case, the first ones may be paid upfront; we tell you plainly before we start. The detail is on pricing.
